1. 3702 : 12-01-BA - John and Cathlynn Zepaltas, applicant and property owner, is requesting a Variance from Section 405.085.D.3.c – Regulations and Performance Standards and Section 405.225.B.2.a – Fence Requirements. The request is to vary the rear yard setback for a room addition from the required twenty-five (25’) feet to twenty-three (23’) feet and a request to allow a fence within a required front yard at a point which is zero (0’) feet from Valkyrie Ridge Ct. in lieu of the required twenty-five (25’) feet. The site is located northeast of the intersection of Ranger Dr. and Valkyrie Ridge Ct. with an address of 214 Ranger Dr.

The request is to allow a fence within a required front yard at a point which is fifteen (15’) feet from the front property line in lieu of the required thirty (30’) feet, along Oakley Lane and Veterans Memorial Parkway. The site is located on the southeast corner of Oakley Lane and Veterans Memorial Parkway, with an address of 12672 Veterans Memorial Parkway.

3. 3704 : 12-03-BA - Toby Heddinghaus, AIA, of Gray Design Group, applicant on behalf of the property owner, THF Wentzville Four Development, LLC is requesting a Variance from Section 405.165.F.6.b - HF Highway Frontages Overlay District. The request is to modify the Architectural Design Standards within the HF Highway Frontages Overlay District to allow E.I.F.S. material to exceed twenty (20%) percent of a buildings elevations. The site is located west of Wentzville Parkway approximately 350 feet south of W. Pearce Blvd. and internal to the Wentzville South Phase 1 Plat 2 Subdivision, to be known as proposed Outlot 9.
